Building Information Modeling (BIM) is the process of developing 3-D design and construction models which are used in presenting and visualizing building components, sequences of construction, resource allocation and other disciplines of construction in a built virtual environment.

The 3D BIM model identifies various issues related to space, schedule and sequencing, and enables our team to resolve issues well ahead of the construction process. We are able to move around, look outside, inside and under the building and verify the progress of project.

During the design phase of the recent South Mountain Community Library project, our in-house BIM Manager, David Mettler, utilized BIM modeling software to create design models of the core building elements and systems including structural, mechanical duct and piping; plumbing; electrical; and fire protection. These models were then reviewed by the design team for potential “collisions” before any work was started.

This review process occurred on a weekly basis in order to detect collisions and coordinate the design. Once the design models were completed, the subcontractors were able to use the coordinated models to develop their specific construction models.
